Purpose of loan: Purchase of apartment/ House
Participation: Not more than 70 % of house value
Max Amount: Euro 100.000
Currency: EUR
Tenor: up to 15 years
Interest for Loan:
• 6.5 % for the first 2 years
• Then 1 year Euro LIBOR* + 6 %
• MIR 6.75%
• Max IR 8.25% for the first 8 years.
*(Adjusted every year based on Euro Libor).
Collateral: The mortgage of house.
Payment mode: Fixed monthly instalment (principal + interest).
Monthly incomes: Not more than 35 % should be used to cover the loan payment.
If loan is approved: 1% of loan amount, Min EUR 300 for the total reimbursement
of Legal administrative expenses
(to be paid to the bank only once at the opening of the file)
Reconstruction loan: 1% commission on unused funds.
Additional payments:
1. The notarisation of the contracts is to be paid by the Borrower.
2. Life insurance (renewable each year for the outstanding loan amount).
3. Property insurance in full for the loan period (fire, earthquake etc).
4. The evaluation of property by a licensed expert.
5. Maintenance of the Account (LEK 150 per month).
6. Expenses in the Registration Office of Immovable Properties (from LEK 3 000 to
10 000-depending from the value of the loan)
Prepayment: Two weeks notice to the Bank
• Free if prepaid in the first 2 years,
• against EUR 50 penalty plus 3% of the amount prepaid, if prepaid after the first 2 years.
